Where the numbers come from.

Three states, from the governments themselvesEvery range is published by the state government that recorded the sales, named on the cards above.

Every range starts from sale prices an Australian government publishes. Nothing is scraped and nothing is modelled from listings.

NSW Department of Communities and Justice

Rent and Sales Report: the first quartile, median and third quartile of recorded sale prices for every New South Wales postcode, split into strata and non-strata, with rents from the Rental Bond Board's own lodgements.

G-NAF, the national address file: used to place a typed address in its state, suburb and postcode. It is the address spine only and carries no prices.

What the figures cover

New South Wales by postcode (414 of them carry a usable figure, January - March 2026), Victoria by suburb (779, Oct-Dec 2025) and metropolitan Adelaide by suburb (373 across 19 councils, 2Q 2026): 1,566 zones, about 62% of Australians.

Anywhere else, and for a letting enquiry outside New South Wales, the widget says so and shows no figure at all. It never guesses, and the owner's details still reach you.

The published statistics carry no floor area, no land size and no bedroom count, so the range describes the suburb or the postcode and not the individual home. It is a statistically derived estimate, not a valuation under the Australian Property Institute standards, and it must not be relied on as one.

FAQ

What agencies ask before switching it on.

Why a range, and not a number?

Because a number would be made up. The range is what homes of that type actually sold for in that suburb or postcode over the last published quarter, taken straight from the state government's own figures. Those figures carry no floor area, no bedroom count and no land size, so nothing in Australia's open data can tell one house on a street from another. Saying so is the point: the range is honest, and it makes your appraisal the obvious next step rather than an anticlimax.

Which areas do you cover?

New South Wales by postcode, Victoria by suburb, and metropolitan Adelaide by suburb. Queensland, Western Australia, Tasmania, the Northern Territory and the ACT publish no open sale-price dataset we may use, so the widget says so at the address step and shows no figure. It never guesses. The seller's details still reach you, because an owner in Cairns is still an owner thinking of selling.

Do the property questions change the estimate?

Only the property type does: houses and units are priced from separate published tables. The bedrooms, bathrooms, car spaces, floor area and block size do not move the range, and the result says so in its own words. They are asked because you want them on the lead, and they reach you as details rather than as drivers.

Who owns the leads, and how is privacy handled?

You do. Every request captured on your website lands in your lead desk only. This is your channel, not a shared marketplace: no reselling, no competing agencies, no portal in the middle. Owners give explicit consent before seeing their range, you set the retention rules, and export or deletion per lead is built in. Personal information is handled under the Privacy Act 1988 and the Australian Privacy Principles, and the OAIC is the regulator.

How does the billing work, and what about GST?

VerandaWorth is operated from Belgium and sold to Australian businesses only, so we collect your ABN and your GST registration at signup and invoice you net.
